Routine property inspections are essential for protecting your investment, identifying maintenance needs early, and ensuring tenant compliance. At L2 Property Management, we perform structured inspections at key points during the lease term to keep your property in excellent condition and provide peace of mind.

All inspections are conducted in accordance with California law, including providing tenants with proper written notice (typically 24 hours) and respecting their right to privacy. We take care to ensure all inspections are handled professionally, respectfully, and in compliance with state regulations.

Our Standard Inspection Schedule
We conduct the following inspections as part of our full-service management offering:

Move-In Inspection
A detailed walkthrough conducted before a new tenant moves in. We document the condition of all surfaces, systems, appliances, and fixtures with time-stamped photos and notes. This becomes the baseline for future comparisons.

Mid-Tenancy or Annual Inspection
An in-person review of the property’s interior and exterior to assess cleanliness, general upkeep, and any unauthorized activity. We check for early signs of damage or wear and identify any maintenance concerns before they escalate.

Move-Out Inspection
Performed once a tenant vacates, this inspection compares the current condition to the move-in documentation. It helps determine whether any deductions from the security deposit are warranted due to damage or cleaning needs.

As-Needed Inspections
We may also perform drive-by inspections, follow-ups on repair issues, or targeted inspections based on owner concerns or tenant behavior — again, always with proper legal notice and transparency.

Our inspections focus on:

Functionality of appliances, plumbing, HVAC, and other systems
Signs of water damage, pest activity, or deferred maintenance
Safety hazards or code compliance issues
Exterior upkeep, landscaping, and curb appeal
