RENT READY STANDARDS

Preparing your property to be "rent ready" is one of the most important steps in maximizing rental income, reducing vacancy time, and attracting quality tenants. At L2 Property Management, we use a detailed Rent Ready checklist to ensure every home we manage meets high standards of cleanliness, safety, and functionality before it is listed. Our Rent Ready Standards are not only best practices — they are required before a property is actively marketed and shown to prospective tenants. Homes that meet these expectations typically rent faster, receive better tenant applications, and lead to fewer issues during the lease term. Below is the list of items we inspect and enforce as part of our rent-ready policy.

  1. Professionally cleaned to “Hotel Room Clean” standards

  2. Carpet professionally cleaned and looking fresh

  3. All painted surfaces must be fresh, with no mismatched touch-ups (paint must be applied corner-to-corner)

  4. All bedroom windows must have vertical or mini-blinds

  5. No personal property or items in the unit (includes furniture, décor, shower curtains, toiletries, soap dispensers, kitchen or bathroom supplies, pictures, etc.)

  6. No lawn equipment (mowers, tools, etc.) may be left at the property

  7. Garage swept clean

  8. No exterior debris

  9. Lawn cut and trimmed

  10. Landscaping must appear fresh and maintained

  11. Carbon monoxide detectors installed within 15 feet of every bedroom — must be wall-mounted only, no plug-in units

  12. Smoke detectors on each floor and in every bedroom

  13. Sliding doors must have vertical blinds

  14. All light bulbs must be functional and match style/color

  15. Doors must open and close smoothly, with doorstops installed

  16. Bathroom caulking must be fresh and free of mildew

  17. All mechanical components must function as designed:

    1. HVAC

    2. Plumbing and electrical systems

    3. Kitchen and laundry appliances

    4. Sump pumps, water softeners, sprinkler systems, swamp coolers, water filtration, gas fireplaces, etc.

  18. Safety railings must be secure

  19. Wood-burning fireplaces (if operational) must be clean and have a screen or heat-proof glass doors

  20. If fireplaces are non-operational, they must be permanently sealed in an aesthetically pleasing way​
